As a landlord, it is your responsibility to make sure that the electrical installation in your property is safe and maintained in a safe condition through the tenancy. The Electrical Equipment (Safety) Regulations requires the landlord to ensure that any appliances in the property are safe and to take reasonable steps to ensure ongoing safety.
The electrical installation of a property can be tested through a Periodic Electrical Inspection. A report will be issued and a quotation provided for any work identified, it is important to ensure that work is carried out on the property to rectify any safety issues before a tenant moves in.
If the property has recently had a Periodic Electrical Inspection (within the last two years) but you have a new tenant moving in then a Visual Condition Report would be able to give you a general indication of the electrical installation which could provide you with an updated check between tenancies.
