Orange Fox Electrical Landlords Services

Landlords, Homeowners and Developers

All of our Orange Fox Electrical landlords services engineers work to the current edition of BS7671, the UK standard for safe electrical installation, in addition to this our team receive ongoing training to the latest regulations.  As a company we are assessed by the NICEIC and are proud to be an ‘Approved Contractor’. Orange Fox can carry out landlords electrical work quickly and safely, from fitting new sockets to advising you on smoke and carbon monoxide alarms. When you need us quickly, we aim to be with you in under one hour with fully-stocked vans.  This service is offered 24/7. For a quote or just impartial advice, call us on 01603 743373.

Domestic work

We specialise in working alongside builders and architects to provide you, the client, with a job tailored to your specifications for a competitive price.

Orange Fox Electrical landlords services engineers will happily work from plans to advise on everything from lighting designs to socket layouts. Sometimes things which could have slipped your mind in terms of the electrical installation may be spotted by us early and installed whilst the build is taking place for little extra cost compared with the hassle of changing something after the decorators have finished.

Whilst the electrical work is being carried out, it is worth considering any future plans you may have; additional outside lighting or security may mean that you need additional electrical installation work and some of this could be done while build is taking place. It is much easier to lay cables underground whilst builders are on site,
than to have to dig up a brickweave drive for example.

Already in your home? Then Orange Fox Electrical landlords services can also provide you with additional sockets, external power and lighting, mains powered interlinked fire and carbon monoxide alarms (recommended over battery powered alarms), telephone points and electric showers.

If you can’t see the wiring behind the wall or in the ceiling, how can you know it is safe? We also carry out electrical installation condition reports and we strongly recommend that the electrics in your home are tested periodically to ensure the safety of you and your family.

It is recommended that the fixed wiring in a domestic installation should be inspected and tested at least every 10 years (unless otherwise stated on your test sheet).

Whatever your home needs, or just for expert advice, contact our team.

Hints to prevent electrical hazards

Here are a number of things you may want to consider to help prevent electrical hazards in the home:

  • Does your property contain an adequate number of appropriately sited electrical sockets and appropriate lighting?
  • Has the electrical installation been properly installed, maintained and checked (including earthed)?
  • Is there paperwork to back this up?
  • Have RCD’s (Residual Current Devices) been installed to provide additional protection against electric shocks?
  • Do you have smoke detectors/alarms installed and correctly sited? Are they properly maintained and regularly tested
  • Did you know that as a landlord you are also responsible for providing adequate and safe cooking facilities (or cooker point) including appropriate lighting and ventilation?

The best way to know that your property is safe and compliant with the law is to have an Orange Fox Electrical landlords services engineer carry out appropriate tests for your peace of mind. Contact us to arrange a visit or with any questions you may have.

Landlords & Managing Agents

The Electrical Equipment (Safety) Regulations requires that you make sure any appliances in your property are safe and take reasonable steps to ensure on-going safety. Orange Fox works in partnership with landlords across Norfolk to make sure that the electrical installation in their property is maintained in a safe condition throughout tenancy.

The electrical installation of a property can be tested through an Electrical Installation Condition Report. Once we have carried out the test we will issue you with a report and an estimate for any works identified (if necessary). It is important to ensure that work is carried out on the property to rectify any safety issues before a tenant moves in.  We also carry out electrical testing on Houses in Multiple Occupation (HMO) to ensure they meet the electrical and fire and emergency lighting regulations.

Orange Fox Electrical landlords services also offer Portable Appliance Testing (PAT) on electrical items within your rental property to ensure compliance.

We are happy to contact and liaise with you or with the tenant directly.
