Whilst the electrical work is being carried out, it is worth remembering about future plans you may have;additional outside lighting or security may mean that you need additional electrical installation work and some of this could be done at the time the build is taking place. It is much easier to lay cables underground whilst builders are on site, than to have to dig up your brickweave drive.

We also carry out electrical installation condition reports and we strongly recommend that the electrics in your home are tested periodically to ensure the safety of you and your family. You can’t see the wiring behind the wall or in the ceiling, so how do you know it is safe?
As a landlord, it is your responsibility to make sure that the electrical installation in your property is safe and maintained in a safe condition through the tenancy. The Electrical Equipment (Safety) Regulations requires the landlord to ensure that any appliances in the property are safe and to take reasonable steps to ensure on-going safety.
The electrical installation of a property can be tested through an Electrical Installation Condition Report. Once we have carried out the test we will issue you with a report and an estimate for works for any work identified (if necessary). It is important to ensure that work is carried out on the property to rectify any safety issues before a tenant moves in and our engineers work to the current edition BS 7671, the UK standard for the safety of electrical installation.
The recent landlord legislation noted that there needed to be at least one working Smoke alarm on each storey of the property, and a working Carbon Monoxide alarm in any room that contains a solid fuel burning appliance. It is recommended that these alarms should be tamper proof and fitted with fixed batteries that cannot be readily removed.
We also carry out electrical testing on House’s in Multiple Occupation (HMO) to ensure they meet the electrical regulations and the fire and emergency lighting regulations.
Any appliances can be checked through portable appliance testing, each tested item is labelled and we issue you a fully computerised report.
